Permits Requirements

Zoning Clearance for Sign Permit

  • Zoning Clearance for Sign Permit
  • Two (2) paper copies and one (1) digital copy of Sign Plan drawn to scale showing all pertinent structural details,pressure requirements, electrical specifications, and display material in accordance with the requirements of the Florida Building Code
  • In addition to the above required data, the Building Official may require such additional information as he may deem necessary for making a determination as to the acceptability of a sign under Art. IX, Ch. 4, LDC

Windows/Doors

  • A Completed application
  • A notice of commencement for jobs over $2,5000 in value
  • An owner builder affidavit if permits is applied for by the owner
  • A floor Plan showing the location of windows to be replaced
  • Product approval Number
  • Proof of property ownership/property records card
  • Any special engineering required to install the Windows/Doors

Single-family rental

  • Plans electronically signed by the architect or engineer
  • Plans are one file, not multiple files
  • Plans are unlocked
  • Plans are on printable area of 24x36
  • Truss drawings are digitally signed by engineer of record
  • Survey is digitally signed by surveyor and is unlocked and complies with all of the requirements
  • Septic tank permit application submitted
  • Product approval checklist submitted
  • Property records card, warranty deed or other legal document showing ownership
  • Copies of all contractors license and insurance information either on file or submitted with each application

Reroof

  • Completed permit application
  • Contractor license and insurance information submitted with each permit
  • Notice of commencement
  • Copy of the contract between the owner and contractor
  • Property records card, warranty deed or other legal document showing ownership A roof pitch plan showing the pitch of he roof, the product approval of the roofing material, including underlayment
  • Metal roofing must provide installation instructions

Swimming Pool

  • Completed permit application
  • Contractor license and insurance information submitted with each permit
  • Notice of commencement
  • Copy of the contract between the owner and contractor
  • Property records card, warranty deed or other legal document showing ownership
  • A site plan with impervious surface calculation, showing the location of the house, pool, pool depth, distances between the pool and the house, distances between the pool and pool deck and adjacent property lines
  • TDH calculations either signed by the engineer or the contractor
  • A plan view showing equipment locations, size of piping and distances that are consistent with the TDH calculations with enough supporting documentation to verify the accuracy of the calculations
  • A complete set of pool plans in PDF format digitally signed by the engineer or architect of records. Plans must be submitted as one file, not multiple files. Plans should be printable area of 24x36 and must be unlocked
  • Pool barrier affidavit signed by the owner

Fence

  • Completed Permit Application
  • A survey showing the location of the fence in reference to the property lines and all drainage and all easements
  • A property records card showing ownership of the property
  • An elevation view of the fence indicating the material of the fence that complies with the requirements of the Fence Ordinance

Shed

  • Completed Permit Application
  • A survey showing the dimensions, height and location of the shed in reference to the property lines and all drainage and all easements
  • A property records card showing ownership of the property
  • Plans showing the shed complies with the Florida Building Code
  • A disclosure form filled out at Town Hall and signed in person if work is being done by the owner

A/C

  • Completed permit application
  • Property records card, warranty deed or other legal document showing ownership
  • Copies of contractor’s license submitted with each application
  • Notice of Commencement for jobs valued at over $7,500
  • A copy of the AHRI card.

Screen Room

  • Plans digitally signed by an engineer or architect. Plans must be submitted as one file and must be unlocked. Plans should be a printable area of 24x36
  • Plans must be designed per the latest edition of the Florida Building Code. Default exposure is C with default wind speed of 130 for cat 1 structures
  • Contractor must submit a copy of current license and insurance with each permit submitted
  • Copy of the contract signed by the property owner
  • A power of attorney if needed
  • A notice of commencement for jobs valued at over $2,500
  • A site plan showing the distances from side and rear property lines. Structures in the front yard can only be placed under an existing roof
  • HOA approval if applicable
  • Owner builder disclosure statement if work being done by the owner. This must be signed at Town Hall and witnessed by the permit clerk

Electrical

  • Completed Permit Application
  • Service Change/Upgrade portion filled out, or a line diagram/plans with enough detail to determine compliance with the NEC
  • A property records card showing ownership of the property

Sign

  • Completed Permit Application
  • A survey showing the location of the Sign in reference to the property lines and all drainage easements
  • A property records card showing ownership of the property
  • A copy of the approved zoning clearance
  • A set of digitally signed plans on a minimum 11x17 print size plans. Plans must be unlocked and submitted as one file, not one file for each page
  • Contractor must submit a copy of Florida State license and insurance information
  • A copy of the contractor for the work depicted on the application
  • A property records card
  • Notice of Commencement for all jobs exceeding $2,500
  • Power of attorney for permit applications not signed by the contractor of record
