Permits

A permit is required for projects such as new construction, additions remodels, and repairs to electrical, mechanical, and plumbing systems.

Small Projects

  • Fences or Walls
  • Re-Roofs
  • Door or Window Replacement

Remodeling

  • Any electrical changes
  • Any plumbing changes
  • Additional floor space added
  • New rooms created

New Construction

  • New buildings
  • New rooms added to existing buildings
  • Increasing total square footage

Miscellaneous

  • Signs
  • Temporary Structures
  • Temporary Structures
  • Tree Removal/Relocation or Replacement

Submittal Requirements

Seawall's Point has an online portal that will allow you to submit permits, review status, schedule inspection, etc.

Permit Checklist

Below are the permits, click the links to review the checklist and fill out the permit application.

A/C

  • Completed Permit Application
    • Manufacturer’s data sheet to include make, model, tonnage, electrical requirements, refrigerant piping size, and AHRI listing page.
    • Replacing ductwork requires a Manual D layout plan with grille sizes.
    • Condenser tie-down and Air Handler mounting details.
    • Mandatory Duct inspection Certification
    • A/C change out an affidavit
    • Recorded Notice of Commencement, if the value is over $7,500.00 must be submitted before the first inspection

Alarm, Low Voltage or Satelite Pole

  • Completed Permit Application
  • Manufactures specifications for all installed equipment and devices.
  • Floor plan or site plan indicating the following:
  • Alarms (floor plan)
  • Landscape lighting (site plan)
  • Satellite Dish (site plan)
  • Structural drawings indicating compliance with wind loading (Pole Mounted Satellite)
  • Electrical verification form or separate electrical permit if applicable
  • Recorded Notice of Commencement, if the value is over $2,500.00 must be submitted before the first inspection

Concrete Deck

  • Completed Permit Application
  • Legal Description
  • Notarized signature of Owner & Contractor
  • Proof of ownership (Recorded warranty deed or Tax bill)
  • Copy Survey showing the location of all proposed Patio/Concrete slabs w/setbacks to all property lines. If footings are installed submit a foundation plan with a footing schedule.
  • Any concrete slab (driveway, patio, etc.) within 1' of the sidewalls of the structure will require termite treatment and must also have a 6 mil vapor retarder installed in this 1' area.
  • Notice of Commencement, if replacement value is over $2500.00 must be submitted before the first inspection.

Demolition

  • Completed Permit Application
  • Floor plan or site plan indicating the following
  • Partial or Interior Demolition (Floor Plan and or Site Plan)
  • Complete Demolition of Residence (Site Plan)
  • Warranty Deed, or other proof of ownership.
  • Asbestos Notification Statement
  • Notice of Commencement, if replacement value is over $2500.00 must be submitted before the first inspection.

Driveway

  • Completed Permit Application
  • Site plans or surveys showing the location of the proposed driveway, length, and width of the driveway culvert (if any), type of driveway, and the materials being used to construct the driveway.
  • Right of Way Covenant recorded at the Martin County courthouse
  • Notice of Commencement, if replacement value is over $2500.00 must be submitted before the first inspection.

Electrical Service

  • Completed Permit Application
  • Electrical Load Calculations
  • Electrical Riser Plan - Service Change and Temp Pole only on sketch provided, please provide an appropriate electrical riser for all other new electrical work.
  • Notice of Commencement, if replacement value is over $2500.00 must be submitted before the first inspection.

Fence & Pool Barrier

  • Completed Permit Application
  • Site plan showing the following:
  • All existing structures on the property
  • Location of the proposed fence
  • Setbacks from the fence to property lines
  • Height & type of fence
  • Location of all easements
  • Street & house number on site plans
  • Support footer sketch indicating the size of footers, fences to be used as a Pool Barrier must include an accurate sketch or drawing indicating barrier requirement compliance.
  • Fence crosses any easement, Easement agreement from all utility. Companies are required, the Agreement form is included in the permit package.
  • Initialed Pool Barrier Affidavit when the fence is used as a Pool Barrier.
  • Notice of Commencement, if replacement value is over $2500.00, must be submitted before the first inspection.

Garage Doors

  • Completed Permit Application
  • Legal Description
  • Notarized signature of owner & contractor
  • Proof of ownership (Recorded warranty deed or tax bill)
  • Manufacturer’s product approval w/design pressures shown.
  • Notice of Commencement, if replacement value is over $2500.00, must be submitted before the first inspection.
  • Specs. For all garage doors must be tested by an approved testing lab and design pressures stated.
  • Garage doors cannot have any glazed openings unless the glazed openings are impact-resistant glass.

Gas Tank & Piping

  • Completed Permit Application
  • Site plans with tank/pipe/appliance location & size.
  • Gas Checklist
  • Gas piping schematic – pipe sizes, lengths, material types, valves, regulators, appliance types, and sizes.
  • Copy Notice of Commencement, if replacement value is over $2500.00, must be submitted before the first inspection.

Hurricane Shutters

  • Completed Permit Application
  • Shutter schedule
  • Floor plan sketch showing the location and ID number of each shutter.
  • Shutter engineering specifications complying with the 2017 FBC
  • Before the final inspection; an impact installation affidavit must be submitted.

Irrigation

  • Completed Permit Application
  • Manufactures specifications for all installed equipment
  • Site plan indicating well and pump location and setbacks to property lines. Indicate the location of the sprinkler timer and rain gauge.
  • Schematic piping diagram indicating pipe sizes, sprinkler head types, and Flow rate. Provisions for backflow prevention.
  • Electrical verification form or separate electrical permit if applicable.

Screen Enclosure

  • Completed Permit Application
  • y Notice of Commencement signed, notarized, and recorded before the first inspection. (Only if construction value exceeds $2500.00)
  • Surveyor site plan showing the following:
  • All existing structures on the property
  • Location of a proposed screen room
  • Setbacks from the screen room to property lines
  • Location of all easements
  • Street & house number on site plans
  • All four building setbacks lines.

Seawall or Retaining Wall

  • Completed Permit Application
  • Current survey (2011 or newer) including the following:
  • All existing buildings and structures
  • Mean high water line
  • Location of proposed seawall/retaining wall
  • Legal Description of Lot
  • Lot dimensions and bearings
  • Street and Waterway names
  • Existing docks, mooring pilings, docks, boat lifts, etc.
  • Easements, Road Right-Of-Ways
  • Canals, ponds, or riverfront locations
  • Engineered drawings
  • Final tie-in survey before Final Inspection

Siding

  • Completed Permit Application
  • Manufacturer’s Product Specifications w/ fastening details.
  • Copy of Florida Product Approval/NOA
  • Building Footprint SketchShow which sides of the structure will receive new siding.
  • Notice of Commencement (if the installation cost is over $2500.00)

Window/Door

  • Completed Permit Application
  • Window/Door Schedule
  • Manufacturer’s Florida Product Approval and Specifications
  • Floor Plan Sketch – Show location & ID number of each window/door.
