Permits

Under each permit, they have the requirements needed to fill out when applying.

Sign

Demolition

  • property will require a site plan review and approval by the City prior to issuance of a Building Permit

Fire

Building

  • Building Permit Application, signed, and notarized. Include contact person with email address and phone numbers
  • Copy of State Contractor’s License(s) Occupational License, Workers' Compensation Insurance, and General Liability with City of Lake Mary as certificate holder
  • Power of Attorney (if other than the license holder) must be officer or direct employee of license holder
  • Copy of Contract or proposal
  • Notice of Commencement recorded with Seminole County
  • Two (2) sets of Site Plans or Surveys for Residential, and three (3) sets for Commercial, indicating existing conditions and proposed work
  • Two (2) sets of building plans for Residential, and three (3) sets for Commercial, (maximum size 30”x 42”) signed and sealed by a Florida Design Professional
  • Minimum plan review criteria shall be based upon information as outlined in Chapter 1 of the currently adopted FBC.

  • Current State of Florida Energy Efficiency forms for Residential
  • Product Approval Specification Sheet
  • Homeowner and Commercial property owners obtaining Owner/Builder permit

Change of General Contractor

A new building permit application is required for a change of contractor. A new recorded notice of commencement is required.

Building Work Not Requiring a Permit

The City of Lake Mary does not issue permits for the following types of building work:

  • Painting
  • Replacing/repairing or maintaining built-in appliances
  • Maintenance/repair of a fence involving panel change only
  • Landscape walls 2’ or less in height and not falling within the angle of repose for a structure
  • Floorcovering
  • Wallpaper
  • Kitchen and bathroom cabinets
  • Replacing interior doors of the same size and type in existing structures (any structural changes must be permitted)
  • Adding additional insulation in existing structures
  • Installation/modification of interior finishes in one and two-family detached dwelling units
  • Siding modifications of less than one hundred (100) square feet
  • Gutters and down spouts
  • Temporary real estate or construction signs 6 square feet or less
  • Re-roofing for an area 100 square feet (one square) or less in existing structures
  • Optical fiber cable
  • Installations, including associated lighting, under the exclusive control of electric utilities for the purpose of communications, metering, generation or distribution of electrical energy
  • Installation and modifications of cable television equipment
  • Public utility natural gas piping
  • Replacement of existing fixtures
  • Portable heating, ventilation equipment or cooling vents
  • Temporary storage trailers “PODS” in place for less than 72 hours on a residential property or placed on commercial property that does not have an active permit
