Permit Requirements

Below you will find the most commonly used checklists, and forms to help you apply for permits, and provide you information about inspections.

Reroof

  • Requirements for the Reroofing Permit
  • Completed Permit Application
  • Contractor License and Insurance Information Current
  • Notice of Commencement if the job is valued over $2500
  • A copy of the contract between the owner and the contractor
  • A roofing plan showing all the pitches and the product approval number for each different pitch (see roofing package for an example)
  • Product approval for each different product being installed
  • Manufacturer installation specifications that is specific to the job being proposed
  • If this a roof-over, where the existing shingles are not removed, the product approval information must indicate that the shingles were tested in this manner. If the product approval information does not indicate installation over existing shingles, then you will need local product approval and an engineer will need to provide evidence that the installation will provide the same level of protection as the product approval for installation over a wood deck

Fence

  • Requirements for the Fence Permit
  • Completed Permit Application
  • A brief description of the fence construction showing height, material for each side of the fence, including front yard and back yard if applicable
  • a survey showing the height and location of the fence and all property corners, easements
  • waiver signed by owner if the fence is in an easement
  • This permit must be posted on the front door, window, or a place readily visible from the road during construction. the permit must be accessible and protected from the weather on the day of the inspection

Shed

  • Requirements for the Shed Permit
  • Plans signed and sealed by an engineer or a DCA Approved Modular Plan
  • A site plan showing the location of the shed and all existing structures
  • Site plan must show setbacks property corners
  • A completed product approval plan if this is not a DCA Approved Building
  • Property records card showing ownership
  • A completed application
  • A NOC if job value is over $2,500
  • Disclosure statement if the job is done by the owner
  • Copy of insurance and license information if done by a contractor

PV Solar

  • Requirements for the PV SolarPermit
  • Plans show compliance with the current editions of the Florida Building Code. This includes the wind zone and exposure category called out on the plans. Existing roof certified by the engineer as capable of supporting all loads
  • Plans show a roof plan with all roof penetrations (vents) with the panel overlay
  • Plans show an attachment detail for the panel to the roof with the spacing of supports
  • Plans show an electrical schematic that complies with the NEC
  • Plans have been submitted as one file digitally signed by the engineer of record or are approved by the FSEC
  • The day of the final inspection, pictures must be provided showing the following: Roof with support system installed before panel placement (tape measure showing the spacing of fasteners), pictures of combiner boxes after all conductors are installed, pictures of conductors run through the attic and any other pictures that support the case that the system was installed per the approved plans

Screen Enclosure

  • Requirements for the Screen Enclosure Permit
  • Plans signed and sealed by an engineer
  • A schematic showing the size and spacing of structural members
  • Notice of commencement for jobs valued over $2,500
  • A completed permit application
  • A site plan showing the location, size and setbacks – drawing must be to scale
  • Contractor License and Insurance Information
  • A property records card
  • A copy of the contract between the owner and contractor
  • A disclosure statement if work is being done by the owner

Electrical Installation

  • Requirements for the Electrical Installation Permit
  • Completed Application
  • Copy of installation specs for any special equipment (solar for example)
  • A notice of Commencement if the job value is over $2500
  • Power of attorney if anyone other than the contractor is picking up the permit
  • Disclosure Statement if work is done by the owner
  • A floor plan showing the location of the item being replaced. A site plan will suffice for work being done on the exterior
  • Contractor license and insurance information

Single-family rental

  • Requirements for the SFR Permit
  • Plans digitally signed and unlocked, submitted as one file
  • Truss drawings electronically sealed
  • Energy calculations with A/C load calculations in digital format
  • A survey (see survey requirements below) digitally signed by surveyor
  • Product approval checklist
  • Property records card
  • Warranty deed
  • Copies of all listed contractor’s license and insurance information
  • Septic Tank Permit from Lake County Health Department if applicable

Door or Window

  • Requirements for the Door or Window Replacement Permit
  • Completed Application
  • The most recent FL product Approval Number
  • Installation Specifications
  • A notice of Commencement if the job value is over $2500
  • Power of attorney if anyone other than the contractor is picking up the permit
  • Disclosure Statement if work is done by the owner
  • A floor plan showing the location of the item being replaced. Egress windows must be identified and cannot be reduced in size
  • Contractor license and insurance information

A/C

  • Requirements for the A/C Permit
  • Completed Permit Application
  • Copy of contractor's license and insurance
  • Notice of Commencement if the job is valued over $7500
  • A/C Load Calculation for new systems
  • A copy of the contract between the homeowner and the contractor
  • Duct Layout for new systems
  • Energy Calculation for new systems

Pool

  • Requirements for the Pool Permits
  • Completed Permit Application
  • Contractor Registered with the City
  • Notice of Commencement
  • A copy of the contract between owner and contractor
  • A site plan showing the location of the pool, deck, screen enclosure, pool barrier and distance from property lines
  • A plan view showing equipment location, pipe sizes and distances from drains to equipment
  • A plan view of the pool, deck and all existing and proposed electrical including convenience receptacle
  • A dynamic head calculation worksheet with figures that match the plan view of the equipment
  • A complete set of pool construction plans signed and sealed by a design professional with adequate details to verify compliance with the Florida Building Code. Commercial pools must provide a letter from the Health Department showing that this project has already been approved or reviewed by the department. Please note that some coordination between the pool deck and any proposed screen enclosure must be shown on the plans. If a screen enclosure foundation plan is not submitted by default, a 8x8 thickened edge with a #5 rebar must be shown on the plans
  • A pool barrier affidavit
  • A disclosure statement signed and notarized by the owner
  • A copy of the contract showing the owner that matches the warranty deed, property records card and NOC
  • A warranty deed showing owner information and property description that matches the property records card and NOC
