City of Lady Lake Permits

Permits

A permit is required before starting construction upon any property. The City of Lady Lake has one Permit Application for the following trades:

Building Permits

  • Submittal Requirements for Building Permits
  • Completed, signed and notarized Building Permit Application
  • Appropriate plan review fee (Please see fee schedule for current fees)
  • Commission approved Site Plan (3 sets) (for new building construction only)
  • Floor Plan (3 sets)
  • Detailed construction plans signed and sealed (wet or raised seal only) by an engineer or architect using the most current building codes (3 sets)
  • Energy calculations (3 sets)
  • Completed application for utility quote (if connecting to Town water, sewer or reuse)
  • Copy of receipt of payment for County Impact Fees (paid at Lake County office)
  • Contractors and subcontractors must supply the following:
  • a) Copy of their current State License (and Lake County Competency Card if registered)
  • Business Tax Receipt (if applicable)
  • Certificate of Certificate of Insurance of General Liability (with the Town of Lady Lake as the certificate holder)
  • Workers Compensation or Exemption certificate (with the Town of Lady Lake as the certificate holder)

Demoltion

  • Submittal Requirements for Demoltion
  • A site plan is required showing all structures on the property. Highlight or otherwise indicate the structure(s) to be removed
  • A floor plan, or sketch, of the structure(s) is required showing the room designation and plumbing fixtures
  • The applicant must complete a Building Permit Application along with the Demolition Information Sheet
  • Hazardous materials (including asbestos) must be removed and disposed of properly Department of Environmental Protection (DEP) notification is required if excessive amounts of asbestos are removed
  • Demolition materials must be removed from the site and disposed of at a landfill or recycling facility
  • A demolition permit is valid for 30 days. A 30 day extension may be granted by the building official for cause

Electric & Plumbing Permits

  • Scope of Work
  • Two copies of plans

Fire Permits

  • Submittal Requirements for Fire Permits
  • Completed, signed and notarized Building Permit Application
  • Appropriate plan review fee (Please see fee schedule for current fees)
  • Floor Plan (3 sets)
  • Detailed construction plans signed and sealed (wet or raised seal only) by an engineer or architect using the most current building codes, unless otherwise required by code (3 sets)

Mechanical Permits

  • Submittal Requirements for Mechanical Permits

  • Completed, signed and notarized Building Permit Application
  • AHRI for new unit
  • If changing out multiple units, please note number of units on application.
  • Dehumidification Unit
  • Completed, signed and notarized Building Permit Application
  • Specifications on unit
  • Signed letter from property owner acknowledging the system will only be used for dehumidification purposes only - not for air conditioning
  • Duct Replacement
  • Completed, signed and notarized Building Permit Application.
  • Duct layout showing complete system, indicating the supply and return, size and all components used

Pool & Hot Tub Permits

  • Submittal Requirements for Pool & Hot Tub Permits
  • Completed, signed and notarized Building Permit Application
  • Appropriate plan review fee (Please see fee schedule for current fees)
  • Commission approved Site Plan (3 sets) (for new building construction only)
  • Detailed construction plans signed and sealed (wet or raised seal only) by an engineer or architect using the most current building codes (3 sets)
  • Recorded Notice of Commencement
  • Approval from State of Florida Health Department

Roofing Permits

  • Submittal Requirements for Roofing Permits
  • Completed, signed and notarized Building Permit Application
  • Roofing Inspection Procedure form signed by the contractor
  • Product Approval Numbers for all materials used, including roofing materials and underlayment
  • Notice of Commencement, if applicable

Sign Permits

  • Site Plan showing location of sign, distance to nearest monument sign and visibility triangle, if applicable
  • Plan showing elevation of building and linear footage of building and sign location, if applicable
  • Detailed construction plans signed and sealed (wet or raised seal only) by an engineer or architect using the most current building codes (3 sets) or shop drawings show the content, colors and dimensions
  • Written consent from property owner to modify or add sign
  • Recorded Notice of Commencement (if job value is over $2,500)

Windows and Doors Permits

  • Notice of Commencement, if applicable

Contractor Registration

Any contractor that submits an application for a permit must provide the following paperwork:

  • Copy of State License
  • Copy of Lake County Competency Card (required if registered and not State certified)
  • Copy of Business Tax Receipt (issued from County the business operates in, if applicable)
  • General Liability Certificate (“The Town of Lady Lake” as the certificate holder)
  • Workers Compensation Certificate (“The Town of Lady Lake” as the certificate holder) or copy of Letter of Exemption
  • An optional $30 Annual Licensing Maintenance Fee (due by September 30 each year) if you would like the Town to keep your information on file
  • Insurance certificates must come directly from the insurance company to the Town of Lady Lake via fax
  • The contractor must provide a physical address (no P.O. Boxes) and phone number for our records
  • Paperwork can be submitted at time of application or faxed to our office.
  • The license holder of the company is the only person authorized to pick up a permit unless they submit an original, notarized Power of Attorney for a different person
